Does your seller ( or you ) have a low-rate mortgage they’re giving up?

Here’s a strategy that can make their home even more attractive to buyers while helping them close the deal.

When a home has an assumable low-rate mortgage (often VA or FHA), buyers can step into that great rate. The challenge? There’s usually a gap between the assumable loan balance and the purchase price — and most buyers don’t have that extra cash ready.

That’s where our Assumable Gap Loan strategy comes in:

--Buyer assumes the seller’s low-rate first mortgage.
--We finance the gap with a second mortgage or HELOC.
--Usually just 10% down is needed from the buyer to make it work.

This helps:
✅ Sellers market their home as a “Low-Rate Assumable” deal — huge selling point.
✅ Buyers get a payment they couldn’t find anywhere else.
✅ Agents put together more win-win transactions in today’s market.

We can pre-qualify buyers for the gap loan upfront, so when the right property comes along, they’re ready to go.

Action Items:

--Review your listings for any VA or FHA loans with low rates — these could --be goldmines.
--Market them as “Assumable with Gap Loan Option” to stand out.
--Send buyers looking for assumable loans my way for pre-qualification on the gap financing.
