Here’s what we’re seeing right now:
• Mortgage rates have moderated from 2025 highs. We’re not in a sharp drop, but the trend is moving in the right direction.
• Mortgage spreads have improved, helping rates even when the bond market hasn’t moved much.
• Inventory is rebuilding. Not flooding the market, but enough to create more balance and negotiation power for buyers.
• Home price growth is slowing to a healthier, more sustainable pace.
• Wages are expected to grow faster than home prices in 2026, which helps affordability.
• The market is stabilizing, not rebounding. Think reset, not rocket ship.
For buyers, this means more options and slightly better affordability.
For sellers, pricing strategy matters more than ever. Overpricing leads to longer days on market, delistings, and missed opportunities.
