I wanted to share a quick story from a recent holiday party we attended at a client’s home.

A few years ago, this was an older house with good bones, but it wasn’t ideal for entertaining or long-term family living. Instead of moving, they used a renovation loan to reimagine the home on the same lot. New kitchen, better layout, more space, and now it’s a place where friends and family gather for holidays and milestones.

It was a powerful reminder of how renovation loans can completely change the conversation for buyers who love the area but not the house.

In Phoenix and Scottsdale especially, many homes are older. The location is right, but the layout, space, or functionality is off. Renovation financing allows clients to buy the right lot or home and turn it into something that fits their long-term lifestyle.

Look at older listings with strong locations and ask, “Could this be reimagined instead of passed over?”

When a buyer says, “We love the area, but not the house,” introduce the renovation loan conversation early.

Use renovation financing as a solution to low inventory in desirable neighborhoods.
