This week’s Saturday Strategy comes from a real client conversation that uncovered a major opportunity many retirees — and agents — still don’t realize exists.
The Big Idea
Retirement-age clients can use a reverse mortgage to purchase a home, even if they sell their current property first.
A reverse mortgage is not only for a home that is already owned.
This can dramatically improve cash flow, reduce monthly outflow, and protect long-term retirement numbers as they plan their next purchase move.
Why This Matters Right Now
-Rents for seniors are still elevated, often $1,500–$2,000+ per month
-Lot rent on manufactured homes continues to increase annually
-Many retirees sell free-and-clear homes, pay off debt, then unknowingly step into higher monthly expenses
A reverse mortgage purchase can allow them to buy with no required monthly mortgage payment, keeping more cash available for retirement.
Key Clarifications to Address with Clients
-Reverse mortgage costs are often misunderstood
-Some costs are out-of-pocket, others are rolled into the loan and not realized for 20–30 years
-The right comparison is monthly cash flow today vs. long-term costs later
In many cases, the monthly benefit far outweighs the future loan balance.
Simple Rule of Thumb
Age minus 32 gives a quick, rough idea of eligibility strength and max borrowing power
Older borrowers typically have access to more capital.
Action Steps You Can Take This Week
-Flag any client 62+ who is downsizing, relocating, or selling free-and-clear
-Ask one simple question: “How important is minimizing monthly expenses in retirement?”
-Loop me in early so we can run reverse purchase numbers before offers are written
