The call that didn’t turn into a deal, and why it mattered

I got a referral that had nothing to do with rates or approvals. The client was stuck on a life decision: keep the house or consider bankruptcy. I spent over an hour on the phone helping them think through the situation and next steps, including who they should speak with for legal and financial guidance.

It reminded me of something important: our job is to bring clarity, calm, and confidence even when it won’t show up in the pipeline.

Action items to use this week:

Open consults with one deeper question: “What’s the real stress behind this move?”

Build a short “help list” (bankruptcy attorney, credit counselor, CPA, financial advisor) so you can connect people fast.

Treat non-deal conversations as trust deposits. They turn into future closings and referrals.

Protect your energy with structure: help fully, then schedule a follow-up slot so you can keep serving without burning out.
