Most online mortgage calculators are giving you the wrong number.

Here's the real formula loan officers actually use: take your gross monthly income and divide it by 3 — that's your max mortgage payment.

$100K household income = $8,333/month ÷ 3 = ~$2,770 max payment → roughly a $430,000 home at 10% down.

But if you have ZERO other debt, you can qualify up to HALF your income instead of a third — same $100K income now qualifies for a $4,160 payment, which is roughly a $650,000 home. That's a massive difference in buying power most people never hear about.
