If you're 5+ years into your mortgage, refinancing back into a fresh 30-year term isn't the win it looks like.
Early in any loan, most of your payment is interest β and a new 30-year term resets you right back to that same interest-heavy stretch, even at a lower rate.
The better move: ask for a 20 or 25-year term instead.
Slightly higher payment, but you keep the equity progress you've already made and pay off your home years sooner.
