Ever feel like a loan got declined by a trusted lender, but an out-of-state lender says “approved” right away? Here’s what’s usually happening, and how to protect the deal before you invest time showing homes.

In the quick video, I break down the 4 most common reasons:

--Overlays (their internal rules are tighter than standard guidelines)
--Creativity and effort (they may not be digging for solutions)
--Product gaps (bank statement second, reverse mortgage strategies, etc.)
--The other lender may be assuming wrong (not asking the right questions)

Action items you can use today:

--Ask the lender: “Is this a guideline issue or an overlay issue?”
--Get the root problem in plain English, plus a clear action plan.
--Confirm the product fit early (especially retirees, self-employed, layered financing).
--If switching lenders, verify the concern is solved, not ignored.
